Martin has scooped up two prime units, which he is expected to combine. The condos feature 10-foot, floor-to-ceiling windows and gourmet kitchens in a total of 4,400 square feet. ''It's the latest gadgety building and ultimate smart home,'' says Dolly Lenz, exec VP of Insignia Douglas Elliman (for example, tenants will be able to call from their cell phones to crank up the heat). The complex will also be home to Jazz at Lincoln Center, a high-end health club, restaurants, and shops, as well as the headquarters of AOL Time Warner -- EW's parent company. The only catch? Martin can't move in for some time: The behemoth complex is not scheduled to be completed until late 2003.
