EXIT TO EDEN (R) A sodden, Emmanuelle-lite caper from Garry Marshall that wants to be a ''sex comedy'' and that is neither sexy nor funny. Dana Delany plays Mistress Lisa, a dominatrix on a fantasy island who dresses in leather and chains like a boarding-school girl playacting in her dorm room; Paul Mercurio is the island guest who bares his buns for her with love. The only wet-noodle lashes of wit in this '70s-style mishmash of bosoms and PMS jokes come from Rosie O'Donnell, who also, Lord help us, straps herself into leather and garters as an undercover cop-a sure sign something is rotten in the state of Eden.
